02What landlords usually look for
- Income around three times the monthly rent (common, not universal)
- Credit and rental history
- Photo ID and proof of income: pay stubs, offer letter or bank statements
- Application fees for each adult
- Pet details and any pet deposit or monthly pet rent
03Read the lease like a pro
- Lease length and early termination options, important if you plan to buy
- Who handles repairs, lawn care and pest control
- Utilities, trash and HOA rules that apply to renters
- Move-out and deposit return terms
04Use the year to set up your purchase
- Months 1–3Explore neighborhoods, commute times and schools.
- Months 3–6Meet with a lender and fix anything that affects your pre-approval.
- Months 6–9Narrow your search and watch new-build timelines.
- Months 9–12Time your purchase with your lease end.
