01Bring your own agent on the first visit
Many builders require your agent to be with you, or registered, at your first visit. If you walk in alone, you may lose the chance to have representation for that community. In most cases the builder pays the buyer's agent.

02Incentives to ask for
- Rate buydowns that lower your monthly payment
- Closing cost contributions
- Design center credits or included upgrades
- Price reductions on quick move-in homes
- Appliances, blinds or fencing included
03Know your true monthly cost
Two homes at the same price can have very different payments. Ask about the total tax rate, including any MUD or PID, the HOA dues, and what the HOA covers.

05Get independent inspections
- Pre-pourBefore the foundation is poured.

- 11-month warrantyBefore your first-year warranty ends.
Builder contracts are the builder's own forms, not the standard Texas contract. I review them with you so you know deposits, deadlines and what happens if the build is delayed.
